Have you ever had a client who seemed overly stressed about moving, and you couldn’t quite understand why? I used to feel the same way and wondered what all the fuss was about. But after I recently moved for the first time in nearly ten years, I now understand the feeling - and it’s a lot.
If you’re a realtor who hasn’t moved in a while, this is a reminder of what your clients are really going through. It’s easy to overlook the stress and details when you’re not the one experiencing it firsthand. Let me share my experience.
Moving after a decade changes everything. We were floating down the Canal River when I got a text about a showing in just three hours. So, we swam to the shore, rushed home, grabbed the dogs, and were pulling out of the driveway just as the buyers were pulling in. That kind of scramble is very real.
Cleaning the house, keeping it spotless, and managing pets are not things clients exaggerate. It’s daily, stressful, and exhausting. Once you’ve lived it, you realize just how important it is to help make that process smoother for the people you serve.
Start the packing before the listing. One thing I always tell clients at listing appointments is, “Let’s start the moving process now.” I’d suggest boxing up anything they don’t use daily and storing it in the garage or off-site. While it might feel like extra work upfront, they’ll surely thank themselves later. The house will sell, they will move, and when that offer comes in, having things already packed will make the transition so much easier. It also makes showings far less stressful.
Additionally, here are four things I encourage my clients to do to make everything less stressful.
1. Plan a staycation. If they can, I recommend going out of town or booking a staycation the first weekend the home goes on the market. That way, we can get as many showings in as possible without them having to constantly clean and vacate.
2. Use a quick pickup checklist. I give them a list of simple things they can do to tidy up the house in just a few minutes, because no one wants to deep clean every time there’s a showing.
3. Prep for pets and people. We talk through options like doggie daycare or short-term plans to help them clear out fast when a buyer wants to see the house. Having a go-to plan in place makes a huge difference.
4. Start packing early. Packing up the nonessentials not only helps the home show better, but it also takes a massive load off when it’s time to move.
